Rental Qualifications

We require the following for all applicants and tenants, any incomplete applications will not be considered.

Anyone over 18, who will be living in the home needs to complete an application.

Credit Score Requirements

  • Scores below 500 will not be accepted
  • Scores between 500-580 will require a co-signer
  • Scores above 580 will be considered
  • Collections listed on credit reports will be decline the applicant
  • If there are two or more applicants living in the home, both must meet the credit requirements unless one has a credit score of 725 or higher. In that case, their credit can qualify for both applicants.

Required Documents

Income Verification

Combined renters net income must be 3x the amount of monthly rent. To verify income one month of pay stubs are required and/or official documentation with all pages present, showing the amount of Disability and SSI received in order to verify your income. An offer letter for a new job, with verification that you have accepted the position, will be acceptable. Please attach these to your rental application.

Rental Verification

Once all applications are received, we will email you a request via RightSignature to electronically sign our rental verification form. This allows us to request a referral from your current/previous landlord or property manager. If you do not have any previous rental history, please note that on your application.

Photo ID

A copy of your photo ID is required. You can either attach this to your application, email it to us, or fax it to 866.592.0356. ID’s must not be expired.

TransUnion’s SmartMove Security Criminal and Credit Check

When all applications are received, including a driver’s license and income verification, we will send a link to complete a criminal and credit check through TransUnion’s SmartMove Security.  The cost to complete the background check is $42.99 per applicant and free for cosigners.

Co-Signer Requirements

Cosigners may only be used to qualify a tenant for either their income or credit. Applicant must meet one of these requirements on their own. A cosigner must have validated income of higher than 3x the amount of rent, a credit score of 650 or higher, complete the background check, and have a valid ID.

Pet Requirements

We allow a maximum of two pets in the home. A pet application is required along with your rental application. There are a few breeds of dogs that we do not allow.

We require a one time pet fee of $250. Additionally, Pet Rent in the amount of $30/month for the first pet and an additional $15/month a second pet is charged with your rental payment.
